Hot Takes with the Timberlakes: Professional Photos

Have you ever wondered how much of a difference good/professional listing photos make for a property? Well, we can tell you.

The other week, we ran some numbers on a particular neighborhood where we’ll be listing a home in the next month. And just out of curiosity, we took the thirty homes in a .8 mile radius of the house that sold in the last six months and split them into two groups: 1) listings with good/professional photos, and 2) listings with bad photos.

The 20 homes with good/professional photos saw the following sales stats:

Average Days on Market: 16

Median Days on Market: 4

Average Sales Price compared to Listing Price: 100.73%

The 10 homes with bad photos saw the following sales stats:

Average Days on Market: 42

Median Days on Market: 31

Average Sales Price compared to Listing Price: 98.02%

If you’re not a statistics person, all this should tell you is that there is a HUGE difference in how a house sells based on whether the photos are good or not. With good photos, homes sold exponentially faster and ABOVE asking price (side bar: this is why you can’t listen to national news about how the housing market is headed for a downturn - that is tangibly not the case in Nashville).

On the other hand, if you have crappy flip phone photos, your house will take over seven and a half times longer to sell (going off of median days on market) and it will sell below asking price.

Photos are just one cog in the machine that we as real estate professionals coordinate and use to market your property, and now I’m sure you can see why it’s the one marketing expense that we don’t ever hesitate to cover for our clients.
